HOA and Commercial Pool Management in the Gainesville Area
A well-kept pool. A management team kept informed.
Lasting Summers provides HOA and commercial pool care led by our CPO-certified founder. We build service plans for community pools, condominiums, apartments and other managed facilities, with water quality, cleaning and clear reporting at the center.
Start With the Facility and the People Responsible for it
We review your pools and spas, operating hours, equipment, existing records and site arrangements. Together, we identify who receives reports, approves additional work and responds to concerns between visits.
The proposal names every pool, the work, service days and responsibilities. All spas and hot tubs are quoted as additional services in every package. The board, manager and service team receive the same written scope.
We've Got You Covered
CPO Certification | Three Service Schedules | Clear Reporting

Make the Handover Straightforward
1. Water testing and routine balancing during each scheduled visit. Routine sanitizer and pH/alkalinity adjustments are included unless your quote specifies another chemical arrangement.
2. Surface skimming and accessible basket care each visit, with floor cleaning as needed.
3. Brushing of accessible pool surfaces across each service week and reachable waterline wiping weekly.
4. Checks of visible circulation, pressure and safety concerns, plus onsite records and digital visit reports with photos.
5. Communication with your designated management contact and coordination of separately approved specialist work.
6. A monthly review included in every program, with the review type shown below.
| Program | Service Frequency | Included Monthly Review |
|---|---|---|
| Community Essential | 3 agreed service days per week | Record review |
| Community Complete | 5 agreed service days per week | Condition summary |
| Community Signature | All 7 days each week including weekends and holidays | Condition review |
Essential and Complete follow the service days and holiday coverage agreed for your property. Complete includes planning around busier periods. Signature includes planned coverage for staff absences.
A Clear Plan With Your Management Team
Before service begins, we agree on the service days, water checks between visits, management contacts and backup arrangements.
Your plan identifies who handles urgent concerns, supervision and pool closures. We share reports with your designated contact so the board, manager and service team can follow the same information.
Our HOA pool-vendor checklist gives your board or manager a practical way to compare proposals and record open questions.
Internal filter work, installations and modifications require a separate scope and appropriately qualified personnel. Scheduled maintenance visits do not include lifeguarding, security, continuous onsite supervision or whole-facility management.
Pool equipment repairs are coming soon as we complete the remaining Florida state requirements. Once available, recurring maintenance clients will receive priority over new repair-only customers, subject to availability and urgency. Repairs will be quoted separately.
Questions From Boards and Property Managers
